Not the most successful apartments in houses built during the Khrushchev era: very small areas and imperfect layout. In those days, the problem was solved - to provide each family with a separate living space, and no one paid special attention to the comfort of living. What they are good about is that the redevelopment of the Khrushchev does not cause any particular difficulties: load-bearing walls, as a rule, are only external, all the rest are partitions. They can be demolished or moved without compromising the bearing capacity of the entire building. But this does not mean that repair work can be started without a project and approval. Any changes are subject to registration.

What is redevelopment and how to arrange it

Redevelopment is any change in the configuration of partitions in an apartment. It is strictly forbidden to change anything in the load-bearing walls without a preliminary assessment of the damage and determination of measures to eliminate it. In the case of unloaded walls or partitions, everything is not so categorical, although it is proposed to first draw up a project, then agree on it and only after that start implementing the ideas.

It is worth knowing that there are several unacceptable alterations that you will never agree on:

  • Expansion of the area of ​​"wet rooms" - kitchen, bathroom and toilet - is allowed only at the expense of technical rooms. They cannot be placed above residential ones. That is, you can take away part of the corridor, built-in wardrobe, hallway. In this regard, there may be controversial points about some types of redevelopment. In particular, the photo below shows such a disputed area.

    The fragment highlighted in red is actually in the corridor, but according to BTI documents, this is a living area. And if the redevelopment is submitted in this form, it will not be accepted. To get around this obstacle, they first install a partition that separates the corridor, draw up this redevelopment, then submit a project with an increased bathroom area.

  • When expanding the kitchen area, this cannot be done:
    • due to the area of ​​the bathroom;
    • if the expansion occurs due to the area of ​​the living room, it is impossible to install plumbing and kitchen equipment (sink and stove) on it;
    • if the kitchen is equipped with a gas stove, it is prohibited to combine it with the living room.

Changing a gas stove to an electric one is not always a good way out, but you can bypass the last point in another way: by placing sliding doors or an "accordion".

One-room apartments are mostly bought by young people. In this case, a possible option for redeveloping a one-room Khrushchev is to transform it into a studio apartment. Usually, all partitions between the room and the kitchen are removed, and the partition separating the hallway is often demolished.

What remains unchanged in any case is the location of the bathrooms: any transfer of these premises in apartment buildings is prohibited (with the exception of the first floors).

In the photo above, the redevelopment also affected the bathroom, but at the same time it did not change its location. The dimensions have changed - the area has increased due to the transfer of two walls: the one that faces the room was moved slightly forward, and the side one was moved closer to the entrance door. This made it possible to install a washing machine. There are often difficulties with her in small apartments. The hallway in this version is small, but in the room you can allocate space for dressing room.

Another option for redeveloping a 1-room Khrushchev is presented in the next photo. In this case, the corridor and the kitchen were combined, the doors to the room were moved further from the entrance, due to which the functionality of the room increased significantly. It also became possible to allocate space for a spacious built-in wardrobe in the corridor. The functionality of the kitchen did not suffer, its area, as a result of the destruction of the partition, even slightly increased - by 0.2 square meters.

Another method of increasing living space, which has been widespread in recent years, has been applied here - insulation of balconies and loggias. With a sufficient level of insulation and organization of heating, a comfortable temperature is maintained there. At the same time, it is possible to remove without any particular difficulties that part of the wall that used to be under the window. The rest of the wall must not be touched. In this case, an office is organized on the insulated loggia.

Consider another option for redeveloping a one-room Khrushchev, which was built in a brick house. There are other areas, a balcony instead of a loggia, a very small bathroom and a small kitchen, but the partitions are the same as in the previous case.

By using a corner shower cabin and the abandonment of the bathroom, it was possible to optimize the location of the plumbing so that there was a place for the washing machine. At the same time, the wall was made beveled, which gave an increase in the area of ​​the kitchen. True, the hallway in this version is quite small, but the kitchen has become almost a meter (0.7 square) larger.

The living area was increased due to the insulation of the balcony, a desk and a wardrobe were moved there. The peculiarity of this redevelopment is that the customer needed to have 5 sleeping places in such a small area: for 3 children and 2 for adults. Sometimes the previous idea, as they say, "does not warm". Not everyone perceives the absence of walls in the kitchen normally, even if there is no partition from the hallway, and not from the room ... In the next version, the redevelopment of the Khrushchev was carried out by transferring the partitions. Moved the side wall of the hallway - moved towards the room. At the same time, the front wall of the hallway has been moved almost close to the door to the bathroom. As a result, the area of ​​the hallway has been increased, there is a place in it for a built-in wardrobe or dressing room.

To compensate for the reduction in room size, the kitchen area has been reduced. But it almost did not lose its functionality, since due to the transfer of the partition closer to the bathroom door, a place appeared for installing a refrigerator. Such a redevelopment of the Khrushchev led to the fact that the dining area was moved to the room, and the swing doors were replaced on sliding or "Accordion".

At the same time, the room has an L-shaped appearance, and this makes it possible to put a partition that will separate the "children's bedroom" from the "living-dining room". The same option is suitable for those who want to make a two-room apartment from a one-room apartment. Often couples with a small child undertake such a conversion of a Khrushchev apartment. Their disadvantages are the same as those of one-room apartments: small areas and inconvenient layout, walk-through rooms.However, most problems can be solved by moving some walls. We put an additional partition that separates the room from the corridor. Thus, a rather extensive room is obtained, which can be used as a storage room, or can be turned into a dressing room. The second room - long and narrow - is divided into two zones: a bedroom and a living room with a light plasterboard or other sheet material partition.

The photo below shows another type of walk-through rooms in a two-room apartment: - to get into the second room, the first one must be crossed from one wall to another. An extremely unfortunate layout in the sense that the functionality of the first room is very low: the "dead" passage zone falls out. And since a pantry is often made at the end of the second room, it cannot be fully used.

According to the proposed modification, the shape of the bathroom due to the transfer of the wall becomes rectangular, the hallway is combined with the first room. It is used as a living room from which the entrance to the kitchen is made. The back room is split into two small bedrooms. You can turn an ordinary two-room apartment in a panel Khrushchev into a modern studio apartment with a combined living room-kitchen... The main task with such a redevelopment is to obtain permission to move the entrance doors. In this case, the former hallway turns into dressing room... The kitchen and living room are combined due to a partially demolished partition, and a bathroom is also combined.

If desired, the second room can be divided into two using a light partition that separates the bedroom from the work area or study. To make the zoning more complete, but at the same time there was access to sunlight in the bedroom, the partition can be made not to the full height, but by about 1.5 meters.

The issue of alteration of the kopeck piece in this version of the alteration was very effectively resolved. In fact, it became a three-ruble note. Due to the fact that the hallway is beveled, the area of ​​the bathroom has been increased. The partition separating the kitchen from the room is partially dismantled. The second room is divided into two parts, the area of ​​the second is increased due to the storage room and closet. It turned out two separate bedrooms, and due to the fact that the apartment is angular, there are windows in both.

The corridor has an unusual shape - its walls are located diagonally. Its functionality is small, but so is the area. And the rest is a very good option.

Basically, in order to correct the situation, repairs were started. For redevelopment, the walls between the toilet and the bathroom were removed, the adjoining part of the corridor was fenced off with a wall in which they made doors. Since in the area where the corridor was previously, the waterproofing of the floor is worse, additional measures are required in this area.

The second weak point of the original layout: there is nowhere to put the cabinet. There was a small closet in the bathroom section of the corridor, but it was very small. In this regard, it was decided to move the wall of one of the bedrooms, and make a wardrobe in the vacant space.

Part of the wall was demolished to unite the kitchen and living room. According to the project, it was necessary to reinforce the adjacent load-bearing walls and floors.Since the stove in the kitchen is gas, doors are needed. Sliding were supplied.

The next renovation option was started in order to increase the area of ​​the bathrooms, as well as turn one of the rooms into a living-dining room, with access to the kitchen. Along the way, you need to get two bedrooms.

The walls between the toilet and the bathroom were dismantled, part of the corridor goes to the bathroom. To organize the normal space of the hallway, the wall is slightly shifted by one of the rooms. Another option. The main task solved by the redevelopment of the Khrushchev is to increase the area of ​​the kitchen and bathroom. The solution for the bathroom is traditional - the walls were removed, the wall was also leveled. A small kitchen is combined with a dining room. She even found a place for a recreation group - a sofa and a TV.

Solved one more problem: passage rooms are separated. This happened by reducing the area, but the premises became more functional, and two dressing rooms were made in the enclosed areas.

This apartment has a relatively large entrance hall, but it is of little use. The only corner with decent walls is occupied by a storage room. It is problematic to use all the other walls: 7 doors go into the hallway.

In the proposed version, the rooms have a more regular shape - closer to a square, which is easier to use. There are two separate bedrooms left, and two rooms have been converted into a dining room and living room. From the hallway there is an entrance to the enclosed dressing room.

The bathroom remained separate, the area of ​​the bathroom was increased by straightening the wall. The part that previously belonged to the corridor also requires reinforcement of waterproofing.
